Our team is currently in the presses of acquiring three distressed hotel properties with a tremendous upside opportunity in the Orlando metro, those properties are off market and are being negotiated discreetly by our team with the owners.

Mission Statement 

The mission of the 5th Elevation team, is to provide a new private equity (PE) opportunity for investors that wish to participate in limited circulated deals providing potential returns that only PE can provide. 5th Elevation will invest in opportunities in the acquisition of hotels in Florida. We have assembled a team of experienced professionals that are continually seeking new investment opportunities in Florida hotels

Investment Overview

Our goal is to acquire Assets at a discount and reprofile the Assets under new management. We may hold Investments in the portfolio Assets for the life of the Fund.

We have not commenced any significant operations to carry out our business plan, however, our General Partner and certain of our Investment Committee Advisers have been working closely with said Assets for several years. To date, we have not invested in any Assets or Investments. Upon receiving funding, we plan to continue to carry out our business plan, as described below, investing in Assets with the objective of generating both short-term and long-term gains as well as some income streams.

FRED Fund Investement & Investment Strategy

Summary: 5th elevation llc seeks investors that desire an opportunity to participate in the growth potential present within the current hotel real estate market in Florida. We will pursue an investment strategy to acquire hotels. 

Our primary objective is to acquire hotels in select markets in Florida.

5th elevation will seek to

  • Acquire existing hotels in select markets in Florida. 
  • Generate cash flow sufficient to pay consistent, distributions to limited partners. 
  • Focus on generating high levels of income and maximizing total return, 
  • Maintain conservative property-level leverage. 
  • Target a liquidity event within seven to ten years following the commencement of operations. 

FRED Fund Expenses

  • 80% of the Gains and losses for the Fund will be allocated to the Investors and 20% allocated to the General Partner.
  • The Fund is subject to a 2% annual management fee by the General Partner.
  • The Fund will pay for the expenses of the operation of the Fund by the General Partner.

The FRED Fund is a PE opportunity to acquire hotels in the Florida market, combined with an experienced Team that will execute the mission of the development and management of these opportunities to the benefit of the investors.
